Head of Operations - Residential Communities

We run residential communities (wspólnoty mieszkaniowe) across Poland, and we're building the operating layer this industry never got. We're hiring an operator who already knows this world from the inside - not someone who'll learn it on the job.

The role in one sentence

You'll own day-to-day operations across our portfolio of HOAs: the residents, the boards, the vendors, the invoices, the 11pm "the elevator is stuck again" calls - and the systems that should make all of that stop being a fire drill.

Who this is for

You've spent real years inside Polish HOA operations. We don't care which seat you sat in - community manager, property manager, accountant for wspólnoty, board liaison, customer ops at an administrator nieruchomości, vendor-side at a maintenance/cleaning/elevator company - as long as you've lived the work. You've sat across from a zarząd wspólnoty and explained why the fundusz remontowy isn't enough. You know what uchwała, rozliczenie mediów, and zaliczki mean without looking them up. You've fielded the angry resident calls.

You're a builder, not a maintainer. You see the manual workarounds, the WhatsApp threads, the Excel sheets duct-taping everything together, and you want to replace them - without adding bureaucracy on top/

What you'll actually do

• Own ops across every community we manage - service quality, vendor performance, resident communication, board relationships, financials.

• Write the playbook this industry has never had: how we onboard a new community, how we run an zebranie wspólnoty, how we handle emergencies, how we close the books.

• Hire and lead the community managers underneath you.

• Pick the tools we use, and put them into the hands of people who've never used them. (We're serious about this - the operator who automates the boring 70% wins.)
  

Hard requirements

• Hands-on experience in Polish HOA operations. If you've never worked inside an administrator nieruchomości, zarządca, or directly with zarządy wspólnot, this isn't the role.

• Fluent Polish.

• Warsaw-based or willing to relocate (hybrid).
  

Nice to have

• Experience scaling a portfolio (not just managing one).

• Comfortable putting AI/automation tools to work in your day-to-day already.
